Crack filling is one of the most important and cost-effective steps in asphalt maintenance. It prevents water and debris from entering cracks, which can lead to potholes, base failure, and costly repairs, extends the life of your pavement, and prepares the surface for other services like sealcoating or striping. We use a hot rubber crack filling method. First, we clean the cracks thoroughly using a heating lance and wire brushes to remove debris, vegetation, and moisture. Then, we heat a rubberized crack sealant to the ideal temperature and apply it directly into the cracks. Once applied, the material cools and forms a flexible, watertight seal that expands and contracts with the pavement, preventing further damage.
Crack filling addresses linear cracks by sealing them with a hot rubberized material to prevent water intrusion and further damage. Patching, on the other hand, is used for larger areas of damage like potholes or alligator cracking, where the compromised asphalt is repaired or replaced to restore strength and appearance.
We recommend sealcoating your parking lot every 2 to 3 years, depending on factors like traffic volume, weather conditions, and the overall condition of the pavement.
